okay. this is for those in the mortgage business. or the credit business. collection agencies etc. you get the point.  :2guns: :2guns: :2guns: :2guns: :flipoff: :flipoff
oh and  :flipoff: :flipoff: :2guns: :2guns: :2guns: with all your :bs: and in case you didn't understand that......f%$k YOU!  i've had time to calm down allready thank goodness eh? the cellphone is still in good shape even though it bounced of the wall a few times. the remote is put back together. there wasn't anything else i could throw at the time.  i'm still so f%$king pissed just thinkin about it! DAMN. what the hell does an honest, hard workin white boy gotta do to catch a break? okay, okay. i'm sure by now you'd like to know why i'm so pissed off. or maybe you don't give a shaZam!. either way is fine with me. i need to buy a house. not just want, NEED. the 2 bedroom duplex we are in now is just too crowded for me the wife and 3 girls. luckily all my kids are girls so sharing a room isn't bad at the moment. however, this won't work for long. so, we find a house. been trying to buy one actually since we got together, almost 3 years now. at first i got the "you haven't been at your job long enough" speech.  then, few months ago, we find a house. get set to go under contract and "oh, we forgot to mention, taxes are being rased on the property cuz the city wants to put a new curb there." i didn't ask for a new f%$king curb and i don't want one, so i'm not paying for it, don't put it in. "can't do that, it's allready there." f%$k you, i'll take my money elsewhere.  so, another 3 months goes by, not many houses in our price range sparking intrest. then the new baby gets here and we realize just how crowded this place is. so we go back over a few of the houses we visited before and agree on one. well now the mortgage fuckers say i can't get another pre-approval without pulling my credit again since it's been 3 months since they last pulled it. "that's the guidlines sir." yeah okay whatever, pull it. no problems last time this time should be fine too.  well, i was f%$king WRONG!  "oh, mr. serio who's this collection company? they have an account you opened in may of 2007 that's delinquint." WTF?!! of course i check into this. i find out many things. this is a legitimate account i owe. but, it was not opened in may of 2007. it's 4 years old. it's a charged off credit card. well, i think, no biggie right? wrong again. seems that now, since another company bought it, it looks like a recent account. and wouldn't you f%$king know that you can't have any recent(within the last year)delinquint accounts and if you do, well no loan for you. okay, so i'm pissed of course but there's got to be a logical solution right? there is. ahh. just what i wanted to hear. there's a way for me to still provide a good home for my family. i call the collection place. i'm reasonable. how can we settle this and make everyone happy. "pay us the $200 and change today sir and your account will be marked paid as agreed and we'll get it removed from your credit report." well, sounds great to me. let's do that. account is now paid. but, account not off credit report yet. WTF. "oh, we're sorry sir but it can take up to 90 days to update your credit report." IT DIDN'T TAKE YOU 90 DAYS TO f%$k UP MY CREDIT YOU MORON! I WANT IT FIXED NOW! you can imagine they didn't stay on the phone with me long. well, now i'm doubley hot cuz they hung up so i call back. i want someone in charge, someone with half a f%$king brain. they still can't seem to get through their thick f%$king skull that this isn't as complicated as they're making it. i'm trying to buy a f%$king house for crying out loud! are you worried i'm gonna put a tow hitch on my '98 malibu and move the house outta state? let's be f%$king serious!  :2guns: :2guns: in 90 days the account should be gone. but, it won't be much longer after that time frame that it would be a year and the account wouldn't really hurt me anyways so now i'm not only not able to buy a house for as long as i was before but i'm also out the $200 and some change i paid to clear the account. f%$king BASTARDS!  oh, and you know what? it doesn't make a f%$k bit of difference if i pay the late accounts on my credit or not. they still  hurt me. so f%$k you all you credit bitches! if it's still gonna f%$king look bad on me even if i pay it, why the f%$k should i bother? i'd love to f%$king just break some shaZam!! smash some mother f%$king heads int! damn! this is my family you people are f%$king with!!!! :2guns: :2guns: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad:

That's why 2 years ago my wife and I cut up our credit cards.
The only thing we have on credit now is our house and my bike.
The bike will be paid for in a couple of months.

From now on, If we don't have the money, we don't need it.
It's not easy, but is doable.

the whole shaZam! started almost 4 years ago. and it initially had nothing to do with credit. i had a decent job. one credit card. a cell phone.  walkin cross the street, some dumb Buddha Loves You macking a left turn said she didn't see me and hit me. bottom line, the insurance comapny flat out told me i shouldn't have been walking there. so i get an attorney. he wasted my time, dropped the case. i got a new attorney. he wasted my time, dropped the case. by the time all this was said and done, it's too late for me to file suit on my own(nevermind i don't have legal expertise). racked up close to 15 grandin medical bills, was off work for 7 months(physical therapy). so by the time i can go back to work, i'm over 2 grand behind on rent and the landlord takes me to court. BAM! civil judgement on my credit. couldn't pay the credit card or cellphone so both those go on my credit as well. and lets not forget the medical bills that didn't get paid.  all of those things are now paid with the exception of the majority of the medical bills. but they still hurt my credit and will continue to do so until they are off my report. the only positives i've got on my report now are the 2 credit cards i've got currently and my car loan. in the past 3 years with me paying those things and making sure they're on time etc i've only managed to raise my credit score 46 points. that's not much in a 3 year time frame. f%$king Farm Bureau Insurance company. hope they go bankrupt.  :mad: :2guns: :2guns:

Dude, we are in the bursting stages of an RE bubble. Eevery damn house in the country is going to drop in $$$ including mine in charlotte. Just sit tight or rent a better place whatever, and if you live in arctic tundra (AKA north of MD line) - trust me 2015 will create a RE crash not seen since the Great depression. Retiring Baby boomers baby.
Buy gold even if its 1-2 grams ... soon 1 oz of gold will be worth enough to buy a nice house in detroit or somewhere just as dismal.

mortgage company should accept a copy of the check and a letter from you stating the account was paid. the letter should also explain that the account was 4 yrs old, not new.

the mortgage lady has told me that if i get the collection place to fax her a deletion letter. once she has that in hand, she will give me my pre-approval.  :thumb: she should have her letter by the end of business today.

well. nevermind. the collection people are useless f%$king morons. they keep telling me it will take 24-48 hours to fax that letter.  they told me this friday. i call today and nobody seems to know anything. dumbshits. i've decided that i'm going to just get a copy of my credit report from the mortgage lady and contact Equifax, Trans-Union and Experian myself and just dispute the debts. it will take a couple weeks to get it all sorted out but once the credit bureaus get on the collection folks asses they tend to speed it up a bit. i've had to do this before to get something i've paid taken off my credit report. it's such a hassle though. pisses me off. damn. well, the house we've been looking at has been on the market for almost a year. they keep dropping the price. nobody wants it yet though cuz it needs close to 30 grand in work. right now the price is sitting around 45grand for the house. maybe it will still be available when i get this credit crap straightend out and the price will drop even better. but all the same...... :mad:

Hey, I have this watch. It needs $50 in repairs (cosmetic repair, watch still works glass is busted, and ebay has them for $50 including shipping) how about $100 - shipped, call it a house warming gift.
Its actually a great watch - a good cartier fake. Accurate and very resistant to all the crap I have thrown at it (except them heavy ass wrenches, somehow they break the crystal - which my be cheap ass glass for all I know).

i dont get it.. a rant against a collection agency/delinquent account notices/how they screw your credit scores, etc...

well, you know that a good credit score is only good if you are going to use it... to get more credit stuff (car, house, rent, goodies, cards, etc). So I fail to understand the complain against credit companies for screwing your good numbers that mostly matter to their own kind (other creditors and big corporations that dont give a @uck about individuals). That's their modus operandis. they screw people. they charge a few extra cents to the millions of users, the bend you over, they know all the tricks.

solution = savings and pay cash. is not impossible.

for the record, i bought my gs on credit. The BIGGEST freaking mistake ever. once im done (soon next year), no more bs credit crap. they all the same. even the so called 'non-profit' unions.

I learn from my own mistakes to live within my means. I believe that even buying a house is not living within your means (since you live on borrowed money).

your credit score can affect many things, not just buying a house. some employers check your credit worthiness as a pre-screening. some insurance companies check your credit score as well.  but i've recently learned that regulations for home buying are getting tigher and tighter because so many homes are under forclosure. banks are making it harder for everyone to get loans. and of course since homes are forclosing, they are raising rates which cause more homes to forclose wich causes them to rase rates...........seems it's a never ending cycle. where do we hit bottom? what's it gonna take to turn this around?  :mad:

A mortgage is essential to buy a house calamari! Where on earth are you going to find that much cash to afford a house. I think yes in some circumstances credit is stupid but in others it can be a godsend. More than half the people living in houses wouldn't be living there if they couldn't of had a mortgage... i dunno how you intend to buy a house without having some sort of loan  :dunno_white:

I did it.  I bought the land for 10% of market value and built everything with my own hands.  The house exceeds California codes for earthquake resistance and the roof will take a 160lb per square foot live load.  I used 35 tons of rebar in the foundation and 100 tons of concrete.  I started with no knowledge of construction, an algebra book, a college textbook on framing, and the book "The Design of Reinforced Concrete Structures"

Is it easy?  No

Is it fast?  No

Will there be days when you wish you could allow yourself to go out and saddle yourself with debt?  Yeah

The result?  The only person you have to answer to is yourself.

I don't issue credit and I don't take it.   ;)

Thanks.  It still isn't finished.  When I get home I'm going to install the decks and finish the interior woodwork.  The decks will be pre-cast in sections on the ground, pre-stressed with a porta-power and lifted in place with my forklift.  The larger of the two decks is 15' by 30' and will be cantilevered over the side yard approximately 9' 

What I'm trying to get across to jserio is that it's more a question of resolve and planning than anything.  Just how far are you willing to go to attain your goals?  Are you willing to live without cable TV?  Video games?  Running water?  Thermostatic heat?  A kitchen?  A car less than 15 years old?  Can you budget your cash out to 6 months or a year?  Can you maintain your morale though all of this?  Can you learn to be frugal and save your cash?

If you can survive those things and more you can get there.  If you can't, disregard everything I've said.  Go see your loan officer, get down on your knees and beg for mercy, then hope for the best.

I have only one other thing to add. 

Treat life like General Patton would treat a war.

Always know the outcome of a battle before it occurs
Never get in a postion you cannot get out of instantly
Concentrate all your effort on the goal until it is accomplished
Keep it simple, stupid (complicated stuff gets complicated fast)
