We put our house on the market a couple days ago and had the septic inspected.  The septic system is junk.  I kinda knew it as it has overflowed a few times in the last year.

Anyway it looks like I'm gonna have to pay 15k for a replacement  :x And I have to do it ASAP.  God damn  :x  Can anything else go wrong with my plans of leaving this God forsaken Massachusetts  :x

Ouch. That's expensive. Talk to an expert. We're going through that with one of the properties I'm working on. Usually you have to install 2 tanks but there's a new system where you install one larger tank of a certain type and you are covered-saves some material and labor cost. I'll try to find out more info on this system from my engineer for you.

Too funny.  Just sold ours and the buyer's inspector said the water heater had to go.  My dad and I put in the cheapest Menards special water heater ($209) and reused all the old !@#$ galvanized pipe.

But it took us 3 days (before and after work) to do it, with no hot water, and my family had cried mutiny.  A word of advice, John: do _not_ disconnect the facilities while your family needs them.

Good luck John, I hope its worth it, a new septic system should be worth a couple extra bucks on the selling price.

I spent sometime on the Indian res in AZ.  We were helping a family dig up their septic tank line...  it was clogged and they were going to do something to fix it...  So as we are digging, my friend barely nicked the pipe with a shovel and the backpressure caused the pipe to burst and s*** everywhere.  You have never seen people move so fast...

Yea for sewer systems.

Check around for prices.  I can't believe they are actually charging that much.  My girlfriends brother installs and inspects septic systems down here and he only charges $4700 for the complete job.  That's a new, motorized unit with all the required drains installed.
