ok this is my frist go around with property ownnership. So the place needed some work (mostly with electical) witch I was knocking out over time.
But....... with the fire the electical company took my power meaters and I prob wont be able to get power back until all work is done. 1st estimate was $25,000.
on a good note appt. 4 still has power so i can still get rent from that. And the appt that the fire started in will be brought up to code on the insurance company dime with lost rent comp.
Hopefully I'll have some good news by the end of the week.
As for the tennants rents.......... One refuses to pay for the month of dec. Even though the fire happened on the 27th so she is getting evected. The family that lost their appt also lost everything they owned (No matter how much I preach about renters insurance they never thought it could happen to them). So they moved out and I'll prob never hear from them again.
appt 4 is 75 feet from the main bldg and still has power so i still have something. but I lost 3 tennants and 2 monthly rent checks.
Man... I just signed over my old house to a renter... He's a buddy of mine but you still just scared me...
Just make shure that he isnt trashing your place. I like to drop by once a week, and make shure you have good homeowners insurance. Its a good feeling when your standing in a smoldering kitchen to hear the fire marshal telling saying "Oh man you have ALFA, you dont have anything to worry about".
Make shure that you know what you can expect if something does go wrong. Luckly for me the rent from the appt that got damaged will be covered under my policy.
And find a good handyman.

My insurance agent is pretty good to me... Probably because he know's I'm an agent too. Just the company I work for is strictly auto. Although he hasn't sent me all the stuff for the policy yet.
