Long, long ago, in a suburb far, far away...
I moved out of the city to townhouse community to get away from a growing drug/gang infestation. Found a nice, quiet townhouse community with professionally minded, responsible neighbors.
Garbage cans were moved the day of.
Dogs were walked.
Frisbees thrown.
Polite small-talk was made.
Then, sweet baby Jesus blessed me with my new neighbors.
Three words: chrome Truck Nutz
Six adults, 5 cars. Two bedrooms, two parking spaces.
Slamming doors every night at 3~4 in the morning? Well, it's a townhouse - connected walls.
(Keep the peace... don't be "that guy"....)
Trash and cigarette butts all over my front yard? Well, maybe the rain washed it all there.
Corncobs and chicken marinade thrown out in the backyard for my dog to find? Hey, we all do stupid things when we're drunk.
Fights started at the pool with the other neighbors? Not my problem.
Sideways hat with no shirt and pants at his knees, talking on the phone in my yard in front of my living room window? Those crazy kids these days...
Revving of engines next to my bedroom window at 3 a.m.? Takes all kinds to make the world go round. I used to like open headers, too.
Sounds of domestic violence against the pregnant one, baby-mama-drama at 4 am? :dunno_black:
Treat-training my dog to disobey commands? Pretty irksome, but she needs more lessons, anyway.
Chest-thumping over my last unit's sticker on my car? Oh well, 22 yr old ex-Marines are like that.
You get the point.
Call me a p*ssy, but I've been working on my patience.
Coming home and a fleet of lifted Toyotas has taken up all our spaces again? Can't take it anymore.
Trailer-park-style front yard fighting, as predicted. 3 against 1. Not very hard, I'm a buck twenty five on a good day.
Wild shot in the dark- my bike will be on it's side tomorrow.
Well.
That's all, really. Now that I'm done complaining, I'll figure out what to do about it.
I'm sure there'll be plenty of tough-guy tips or general insults. Not worth much, since nobody'll show up to help.

People who move into town houses because they are "low maintenance" and they dont have to do "yard work" forget that they pay indirectly and pay 3-5 times what it would be if they hired the workers off the street, and it is 3-4 times the trouble. Plus they get to do it for all the delinquents, the bill skippers, the foreclosures etc etc.

I dunno a call to the local SD solved that problem at my apartment complex. If they were parked in my spot a call to a tow company is usually in order. You walking into a three on one fight unless you are Chuck Norris or Austin Power's dad (Just lay down before I hurt you) is usually not the smartest idea and since technically you were the aggressor you'd get charged with the Assault and Battery.
Do TownHomes have something similar to home owner's associations? If they do I'd be calling them to bring over code enforcement. Out where I live just parking on the curb is a $100 offense. Lawn is $50 if they can't afford to live there then they move on.

TH's always have HOA's, usually ones that promise exterior maintenance etc are the worst ... guess what, you pay your dues ... which run several 100 a month and it keeps ahead of inflation, or whatever local situation is, even if a owner doesn't, gets foreclosed, gets delinquent etc etc, they cannot cut down maintenence on that. Cos if the gutters clog and fill and fall off ... its still the HOA responsibility ... There have been some TH's that our neighborhood has lost 10g on. 3 years in delinquents then a foreclosure, where the foreclosing bank wrote to the courts and they send a notice to HOA that all "Junior loans have been cancelled without prejudice till future sale date" - very nice way of saying "screw you from the past, present and future". But they're losing 10g in a 150K property, if it sells at their list price, the HOA, electric, water etc are losing all the dues.
The electric and water guys will go after the owner, but HOA cannot. Shafted proper. HOA's are to be avoided at any cost.
BTW the houses in my sub division are also subject to HOA, but that's only the common stuff - front monument and some common areas. Even that runs with inflation, nearly 10% hike every year.

Oh yea HOA's really like to fight losing causes, they get the public in the subdivision to pay them and their loser lawyers, they get to act like they are indespensable and they like to bill for a lot of extra hours. They seriously like to take the residents to court and do weird crap like that, especially if it means they cannot collect or they lose. Really, dividing up the community is what they do best, its what ensures their survival, its what they want to do.
You being a positive influence - dude that is not as weird as you think ... get a little grey on top, dont ahve the cops show up every week for some or other crap and you're a positive influence. Only thing is - the teenagers of today dont respect you unless you have a long ass criminal record. Of course it helps if they think that, sure as hell my neighbors do. It works well for me. They think I am a cross between a terrorist and a criminal on the lam. Oh yea, I am the head of a buddhist biker gang ... we ride GS500's and we'd drive by your house and slash the tires off you ... bbq machine. Gone baby, you can kiss it good bye.

move, or buy the other end of the dup/sub/lex thing. we had a very similar experience in california. punk moved in, worked on a monster truck @ night, and screamed (redline everywehre) around in a civic all day. everything he did was loud. i remember hearing him open a can outside, and he talked to it. loud.
we moved, even though we only had 3-4 weeks left of contract. we enjoyed EVERY SINGLE DAY after that. punks are made to be broken, bloodied, or moved away from. the first two options sound like they aren't desireable for you at your current age. pick door # 3. :)

No you don't have to be the daddy figure or the positive role model, life ain't hollywood and you ain't Clint Eastwood.
Tough love is the reality these people need. Protect your property and peace of mind show them tough love, they can either be normal productive members in your community or they can go elsewhere where trash is tolerated, help them decide by continuing to document there indescretions.
Ex stripper turned bible thumper is the worst thing in the world to deal with. I would rather have a stripper who accepts who she is and what she does than some indecisive mentally unstable white trash like her living next door to me. (I ran a strip club for 5 years I have experience dealing with both of these kinds)
