one of our admins here. found this on his facebook page. his son made the train layout, lol. not sure which one. perhaps hugo? not sure. but still funny. gotta give hte kid props for making use of available space and track supplies in setting this up. the shape however makes me LOL

HAHAHA! That was actually Leo, my 4 yr old (5 as of last saturday)...oh the boy things start so early. pee pee everywhere, lol. He actually had tons more track but that's all he made that morning. Later that night he doubled the layout.

damn thelow income place looks NICE. small but nice. now hte upper tier home didnt it have a lap pool? in front there ( or back) i could have sworn i saw one in your preliminaries :cheers: cant wait to see both of those finished.

Yep, the lap pool is the lavender stripe in the foreground (the back of the house). The nearer half is a pool, then you might notice the bottom slopes upward to become a reflecting pool toward the part farthest from viewpoint.

Those low income townhouses are 1200-1600sf! The house is 17,000sf...and cost more to build than the housing by 3x...

1600 damn. that a HUGE assed apartment. i tell ya, leo had it goin on  lol. i said it looked like a modern art rendition of a WELL endowed woman. ( from the breasts up ) ohhboy photochop here i come . , leo left me enough track i can put the rest in place lol.  O0 :cheers: :bowdown:

Btw pablo did you and maymay move?, could have sworn the housing looked different. i recall the hallway shot with teh tree wallpaper ( cole and sons or something. ) also see alot of cars in background ive never heard you mention before. and final query, could you advertise your firm on you car somehow? Pma? or pma.com or something?

you remembered right. Its Cole & Son wallpaper (from UK).

cars are on rotation, lol. I got rid of my G35 couple years ago when the economy tanked. Turns out the car payment was also the extra we had to pay monthly to send Leo to the preschool we wanted (vs the one he was in). So there you go. Got a 4dr Mazda 626 in the interim, which I HATE. Late this year when Leo starts kindergarten I'll sell the 626 and buy an M5 (2000-2003 e39 model). The Miata is a new purchase as of January and is a track toy only. Wife still has the Volvo XC90, that wont change.
I thought about putting pma-architect.com on the Miata. still might...definitely wont on the street car.

one version of the aforementioend cole and sons paper. i have a hallway abotu 18ft long. would love to have it on both walls. BUT the stuff is horrendsouly expensive. so unless i hit the powerball it aint happening

its expensive but if you use it sparingly its not bad and the bang-for-your-buck is greeat. My install is about 18 feet or so on two walls. Yes, its not cheap in terms of relative cost for wallpaper, but you get what you pay for.

I'm casually searching for an autox car and a miata towards the top of the list.  Can't beat the price, handling, and reliability.

I'd love an S2000, but more than I want to spend for now.   Came across a porsche 914 for $5k the other day, but I don't know too much about them.  An old RX-7 could be had for cheap too...  But for now I'll keep running my dd mazda3.

I considered the s2k too. They have more power, but are also heavier so you go through more brake pads, tires, etc. And those cost more for the s2k. You'll go faster on track with one compared to a Miata (most likely) but you'll have just as much fun in the Miata, and the s2k's cost a whole lot more overall. I paid $3k for my Miata and it was already track ready, including spare wheels. Sold those and bought lighter wheels for $440 a set (less $250 for the ones I sold)...for 12lb, 15x8 wheels! I had to replace the radiator with a 2-row racing aluminum unit ($250) and bought front lip/rear spoiler ($250 combined) and thats it. When I bought it I parked it till I took it to the track. Then I discovered what it needed and upgraded it. The car is cheap as chips! Huge aftermarket support especially with the Spec Miata race series. I hear the rx-7's are equally cheap to run. Only issue is the rotary. That I cant fix myself in the carport like I can this thing. No idea on 914s.

they call those low income townhouses, " low income" what are you saying, or what would be low income for someone to live in that?, each bldg looks like it has maybe 4 apartments in it. to be 1600ish ft/sq. details? i still love going through your site, and looking at the finished work. i will if heath improves get my ID degree. perhaps one day in future we will work together on something.

Yep, each building has about 4 units, give or take. the front center building has 4, 2 stacked on 2. These are the flats. Except for one other instance of stacked units the others are all 2 story units without top or bottom neighbors, only party walls.

These are government assisted programs. To qualify the first is income of $17,700 or $28,900 for a family of 4. This is two categories, Extremely Low Income and Very low income. The ELI families might pay $400 rent, the rest being subsidized by the Non-Profit housing corporation (my client). Others in the building not falling under Extremely Low Income might pay more.

There is a waiting list for these. Families have to apply and get approved based on income. The income levels are based on percentages of the median income for the county they're in (Los Angeles County in this case) and comes directly from HUD.
