Terrible Credit

I will freak out onl the next customer that comes in with bad credit, JEEEZ.  how do you let your "CREDICKS" get down to  a freakin 420 or once I saw some one who had a damn 399.

I didnt even think they went that low.  Had some one once with 3 bankruptcies!!!! 3!!!!! 

And then they still want to go look at houses.  If there were a turd in the parking lot, and it cost a dollar, they couldnt finance it, YET THEY STILL WANT TO GO SEE A H O U S E :2guns: :2guns: :2guns: :2guns: :2guns:


EDIT: I had one lady, holding her credit report, looking at her defaulted accounts say this, "This is one of my credit cards.... .They count against you?"

ME: "yeah"

LADY: "oh damn i never made a payment on those things."

Now, now. The "credit challenged" consumers have rights too! They have the right to waste your time. They have the right to waste  a lender's time. And "when" and "if"  they somehow get approved, they can then waste a collector's time. Those are some VERY low scores, I've not ever seen anything that low. Here, let me help you........ :2guns:

You I think that if I sold cars, people would know they have bad credit, or at least know that they couldnt get a car, but in the housing market, people think that manufactured homes are so damn easy to own.  Thing is the company I work for basically catters to the high end buyers of manufactured homes, like people wanting to retire and what not, but then we get these inbred dumbasses that think because their bancruptcy is over a year old we caN APPROVE THEM FOR A FREAKIN 120,000 LOAN ARRRRRRRRRHGHHHGHGHGHHGHHHHG :mad: :mad: :mad: :mad: :mad: :mad: :mad: :mad:

In manufactured homes it does, I could get a good credit buyer with 10% down in a 2300 sqft house full tape n texture sheet rock, ceramic tile floors with 40k to spare

My credit isn't great...but I have a stupendous relationship with my loan officer:  I walk in, tell him I need money, he cuts me a check.  Can't beat it.

great. however im not giving 120k for a traiiler. they still seem to depreciate . my home is paid off anyway ( bought on a reverse mortgage)  :thumb:

but my credit, due to losing my med insurance, p[lus being a diabetic, heh plus a bankruptcy is shot to hell right now

Yeah they do depreciate, but not when affixed to the land such as a modular home, which are still manufactured home but dont at all look like manufactured homes

such as this.... BTW these are all home that the company I work for sells







And when you do a modualar home, not only does it appreciate, you can also do reverse morgages

up here near DC i cant get a shitty 1 bedroom condo for under 300K

but...

back home in texas i can get a nice 3/2 with garage in a nice little neighborhood for around 80K

well tad i can see where youre coming from, however, fwiw for 120k i can get a much nicer stick built homw and not have to deal with quality issues. ive seen very few "trailers" bhuilt to a standard i find acceptable. but times are changing. perhaps in the future, ill look into them as p-erhaps rental units :thumb:

I can't find any decent houses for under 300k here in portland oregon area. (sw portland ish). 300k would be like bare minimum or me.

Wife and my creidit is really good we have a house and car payment.  Thats it, don't wan't to charge anything else.  If we can't pay cash for it at the time then we just save the money till we have what we need, then we go and buy it.

Long time ago  I got in trouble with my cc's sense then I have not used them unless I have to.  And if I use them I pay them off soon as I get the bill.
