well tad i can see where youre coming from, however, fwiw for 120k i can get a much nicer stick built homw and not have to deal with quality issues. ive seen very few "trailers" bhuilt to a standard i find acceptable. but times are changing. perhaps in the future, ill look into them as p-erhaps rental units :thumb:

Yam is right on the quality of stick built houses being far superior to manufactured. The Michigan residential code book has over 500 pages of codes and such dealing with stick built homes. The section for manufactured homes (an appendix at that) is not even 10 pages. I can see a manufatrued home as an ok way to start out but I would definitely be planning for a stick build home in the future.

wow 120k... I think the most you could get around here is a shed on a 30 sq ft lot for 120k.  Condos start at 300k.  Cookie cutter homes on tiny ass lots start at 500k.

Speaking of credit, I did my free annual credit report cause this thread got me thinking about my credit, and it showed me my credit report but not my credit score. It sayks I have to pay to see that. is there anywhere that I can look at my credit score without having to pay?

I guess it's like the old saying "nothing is free". I have paid the $14.95 before from all the bureaus web sites before I got a car loan and then when I called my credit union she told me my score and it was like 30 points higher than the ones I paid for so apparently the bureaus don't update the scores that you can buy all that often. Basically a waste of money.......................

Well, they lenders dont look at the score they look at your debt to income ratio, and credit history.  Now those things make up the score but you can have a 750 and never have financed a damn thing.

Or you can have a 630 but have perfect payment history, but have a lot of credit accounts out.

So scores dont matter, if you get rejected cuz of score its because of Debt to income ratio, or payment history
